The application period for new Habitat Partner Families/Homes is now open. Contact the office to register for our upcoming information meeting.
All applicants must attend home owner information meetings. At the meetings, Habitat staff and volunteers will thoroughly explain the program, answer questions, provide individual assistance, and distribute the applications and forms necessary to apply to the program. At the meeting, applicants must sign-in as proof of attendance. They are given a) the pre-approval application, b) credit release form(s), and c) the “What to bring” list. Note: The application must include the income and credit information for every adult (age 18 and older) who will live in the home, or provide good cause for not receiving income/disability.
York Habitat for Humanity facilitates a partnership among families who demonstrate need, the ability to pay the mortgage, and a willingness to partner in the construction of their home. This partnership also engages community supporters who join the families in the home building process and provide both financial and in-kind support for building supplies and materials. Homeowners invest hundreds of hours of their own labor, or “sweat equity,” into building their Habitat house and they pay back a no-profit, no-interest mortgage.
York Habitat for Humanity is committed to the development of decent, affordable homes. We also are committed to work with partner families to insure that the experience of long term home ownership is positive and successful. Families are trained and supported in a variety of skills, including: basic construction skills to assist in the building of their house; home maintenance skills; various home improvement and interior design skills; neighborhood involvement and cooperation skills; budgeting and consumer awareness skills; and others as necessary.
With the recent completion of the Dover Field of Dreams, we will move our construction efforts to multiple sites throughout the York County area. We are set to begin the rehabilitation of four burned row homes in the city in the 300 block of East Poplar Street in late March, with another 4-5 homes to be rehabbed in outlying areas.
We have had the pleasure of working side-by-side with almost 100 families over the years. Our Partner Families are amazing people committed to working hard, helping themselves and others achieve the dream of purchasing and owning their own home. Each home and each Family Partner has a story. Likewise, each home has touched hundreds of lives. We are excited about the future of Habitat for Humanity world-wide and look forward to all of the new stories waiting to be written.

York Habitat for Humanity follows the Fair Housing Act and all Fair Housing Laws, the Equal Credit Opportunity Act, the Fair Credit Reporting Act, the Privacy Act and the Americans with Disabilities Act and all applicable local laws and building codes.
Candidates must live or work in York City/County for at least six contiguous months prior to applying for the program.
It must be true that the family does not qualify for homeownership through conventional financing; the family has not owned a home for at least two years prior to application at York Habitat for Humanity; and the family meets low income criteria. In addition, one of the following must be true: The family's current housing is physically inadequate, unsafe, or overcrowded, or the family is “cost-burdened.” (Cost burdened is defined as needing 50% or more of the family's income to pay the typical rent in York County. Furthermore, the family does not have savings to put money down on a home.)
It must be true that:
- The family has a “reliable source of income” which has been stable for at least a year and expected to continue for at least two years
- The family’s annual income is adequate to make the monthly principal, tax, and insurance payments (approx. $500-$700 per month) while meeting their other debt and living expenses. For York Habitat, this is defined as total debt including the projected principal, taxes, and insurance on the new home not exceeding 40% of income.
- The family has a credit history free of liens and judgments that would prohibit their ability to sign a mortgage; they have not had a bankruptcy, foreclosure, or deed in lieu of foreclosure in the past 7 years; are not involved in a lawsuit; and they have a demonstrated history of making payments on time, or as negotiated with creditors during time of crisis.
- The family is able to save $500 for a down payment required at closing.
It must be true that:
- The family is committed to being a full partner with York Habitat for Humanity in a process that is often highly visible due to the high level of community engagement;
- The family agrees to create a “sweat equity” budget and to fulfill the requirements of York Habitat for Humanity’s Sweat Equity Policy;
- The family agrees to participate in all educational workshops and budget reviews as required by the program.
